Terms and Conditions of Current Promotions / Referral program 

1. Purpose

The Livespace Referral Program aims to encourage current residents to recommend new residents for properties within the Livespace portfolio, granting a financial benefit in the form of a discount applied exclusively to the rent.

2. Benefit

For each referred person who signs a lease agreement of 12 months or more at LiveSpace+ Calle94 and makes the corresponding payment of the first rent installment, the referring resident will receive a discount of $1,000,000 COP.

This discount will be applied in the month following the signing of the contract and the effective rent payment by the referred person.

Benefit conditions:

• The discount will only be applied to the rent of the referring resident.
• The benefit is non-transferable.
• The benefit cannot be given in cash or in any form other than a rent discount.
• The benefit does not apply to the referred person, only to the referring resident.

3. Referral Registration

For a referral to be valid within the program, the resident must register it prior to the visit to the property by sending an email to: rentasc94@hastaresidential.com.

The email must include:

• Full name
• Phone number
• Email address

If the referral is registered after the property visit has occurred, it will not be considered valid for the program.

Additionally, the referred person must explicitly state from the beginning of the process that they were referred by the resident, mentioning their name.

4. Conditions to Apply the Benefit

The benefit will only be granted when the referred person signs the lease agreement and pays the first rent installment.

The benefit will not apply if:

• The referred person does not sign the lease agreement.
• The referred person cancels the process before signing the contract.
• The referred person was already in the leasing process.
• The referred person had prior contact with Livespace through any channel within 30 days prior to the referral registration.

Prior contact includes any interaction recorded in Livespace databases, such as web forms, leasing WhatsApp, phone calls, tours or scheduled visits, real estate portals, broker referrals, or other acquisition channels.

If prior contact occurred more than 30 days earlier, the referral may be considered valid as long as there is no active process.

The discount will be applied only once per valid referral and in the month following the signing of the referred person’s contract, subject to approval by the Property Manager.

The referring resident must be up to date with their contractual obligations. In case of lease termination or move-out before applying the benefit, the discount will be forfeited and cannot be transferred or applied to penalties or damages.

5. Accumulation of Benefits

The program allows accumulation of benefits.

If the total accumulated discounts exceed the monthly rent amount, the remaining balance will be applied to the following month.

A resident may register more than one referral within the same month. The cutoff for registration and validation of referrals will be the last day of each calendar month.

Each referral that meets the conditions will generate an independent discount.

6. Final Provisions

The benefit will be applied exclusively as a rent discount.

Livespace reserves the right to verify compliance with all program conditions before applying the benefit, as well as to modify, suspend, or cancel the program at any time.

Any changes will be communicated to residents in a timely manner.

The program is effective as of July 31, 2026.
